Bilbao underwent a great transformation between 1876 and 1931 as a result of industrial development, driven by the English demand for iron. This boom attract-ed emigrants, which led to an explosive growth in the population and, consequent-ly, in the demand for housing. Real estate construction developed significantly, but the industrial oligarchy barely invested in this business in contrast to the middle class bourgeoisie. In this context, many contractors developed tenement houses, mainly for rent. As in the case of other principals, the most important properties correspond-ed to the Ensanche and the main streets of the Old Town, although there were some exceptions
