    • The study propose a model or a methodological evaluation strategy of urban typologies through the study of urban uses and its application in Colombia, intending to identify the most efficient. The analysis takes as reference the land consumptions per inhabitant, from conceiving the urban typologies as a result of replicating formal patterns derived from the urban use regulation and thus these consolidate in association with the general systems the bets for social improvement of the territorial model.

      The model of typological efficiency evaluation values the capability of the typologies to guarantee the sufficiency of the cities functional support; the capability to contribute to the consolidation of the territorial model goals with its input to plan operations, the insurance of the habitability and the equity, sustainability and competitivity objectives. Also aiming to make feasible the promotion, linking the land use analysis, the capabilities for lucrative land use development and profitability.

      The analysis of land consumption validated within the nine cases of study, done in different cities, derive in standards facing the urban exploitations standards for providing infrastructure and residential and productive services in Colombia, including the financial supports by the state and private sector. Likewise land consumption it¿s defined for each typology.

      The 6 residential typologies evaluated had derived from three criteria: the regulatory relations between built and free areas, the orientation and distance by effect of the isolation and position of volume in regard to the roads, additionally use is included, which allowed valuations from the productive fabric and incorporating the analysis of social housing.

      While profitable land consumption increases as density lowers, supports consumption per resident impose limits upon density limits until the point of doing unfeasible some typologies. Nonetheless under the current regime of urban burdens, calculated in function of the available areas and not of the resident population, this limits traduce in general systems deficits.

      The balance between the production costs of each type and the selling values per inhabitant, allows deciding which typology permits bigger burdens. The examination shows the productive platforms, as well as the bi-residential residential complexes and the multifamily 5 stories complex as the most profitable and the need to subsidize the social housing in all unfeasible cases.

      Regarding the contribution of the typologies to the territorial model it is evident some typologies do bigger contributions than others, especially regarding the link with general systems, the incorporation of private sessions and assurance parameters to securing habitability conditions in the parcel polygon.

      Regarding equity, the current regulation based upon areas, shows that as densities get lower, input for urban support dotation raises, and we know that low densities are associated to low technological and financial capabilities for reals state production. As standards are assumed per inhabitant, high densities and therefore high rise typologies become unsustainable. Facing urban sustainability, normative prescriptions of towers favor ecological flow circulation, although in complexity raising levels of the urban system, the most efficient land use is obtained by multifamily complexes, as it allows moderately high densities, a mix of uses in platform and the liberation of free spaces among the 40 and 50% of gross area. Regarding the support to competitivity, the contemplated aspects different to profit, do not reflect types.
