    En este artículo se pretende mostrar que la conservación y rehabilitación del patrimonio industrial puede ser una estrategia relevante para la revitalizar pequeñas localidades que fueron mayoritariamente industriales y que actualmente tratan de encontrar una salida en el sector terciario. Sin embargo, han comprobado que el desarrollo turístico no fluye con naturalidad y tratan de determinar las causas para corregirlas. El estudio se centra en dos localidades, Thiers en Francia y Béjar en España. Esta elección se explica porque, como se pondrá de manifiesto, ambas poblaciones tienen muchas características comunes, base para una adecuada comparación. Para llevarlo a cabo, se ha optado por un método comparativo con estudios bibliográficos y encuentros con actores del campo.

    The purpose of this article is to show that the conservation and rehabilitation of industrial heritage can be a relevant strategy for the development of small towns that were once industrial and are trying to find a way out in the tertiary sector. However, they see how tourism development does not flow naturally and try to determine the causes and try to correct them. The study focuses on two localities, Thiers in France and Béjar in Spain. This choice is explained by the fact that, as will be shown, both towns have many characteristics in common, the basis for an adequate comparison. In order to carry it out, a comparative method has been chosen with bibliographical studies and meetings with actors in the field.
