The purpose of buildings is changing, as is the way we use them – a trend accelerated by the coronavirus pandemic. )uildings are being refi tted, refurbished and repurposed to meet the demands of hybrid working, new retail or leisure concepts, and change of use to accommodate hotels,build-to-rent residential schemes, logistics depots and biomedical science laboratories. These changes have to satisfy the criteria for sustainability, net-zero carbon and other green requirements from schemes such as BREEAM, LEED or WELL in order to attract ethical or green investment. The retention and reuse of existing buildings is an essential element of the ambition to reduce carbon emissions.
But retention and reuse bring particular challenges, including the potential for defects within the building structure. Could your building withstand hacking the large floor plates for that ‘must-have’ full-height atrium,cascade stairs, or to create internal space for a vertical go-kart circuit.
