    • According to Patrick MacLeamy, BIM technology improves the operation and maintenance management of existing buildings. The largest building costs are not incurred in the design or execution process. The greatest expenses are incurred during the operation and maintenance phase over the buildings life cycle. The study carried out within the research project “BIM technology for the optimization of the management of cultural and architectural heritage”, characterizes and compares the traditional building workflow and a BIM based workflow, focusing on collective residential buildings envelope interventions to improve energy-efficiency. The aim of the research is to identify the strengths and weaknesses of each workflow and to study how the new methodology can enhance building management. Key indicators have been defined to assess and compare both workflows. Two geographically close case studies have been analyzed. The first one has been used as a role model to characterize the traditional workflow and the latter to establish the BIM based one. The collected data has allowed concluding the advantages and disadvantages of each methodology. The research has also identified new operation and maintenance roles related to BIM based workflows.
