La tendencia a la expansión del cohousing hace necesario precisar los derechos que el adquirente de dichos alojamientos haya de tener, primero como consumidor y luego como copropietario. Para fijar el contenido de dichos derechos será precisa alguna consideración crítica respecto a la tendencia a irresponsabilizar al consumidor en beneficio de una empresa prestadora de servicios, diferenciando adecuadamente los conceptos de propietario y consumidor, dejando claro cuando el consumidor deja de serlo. Por otra parte, se requiere diferenciar los diferentes regímenes posibles (arrendamiento, comunidades de habitacionales especiales de vecinos y figuras afines), precisar el sujeto prestador de servicios (cooperativas o empresas promotoras), así como centrarse sobre todo en la información perfecta y simétrica de los contratantes simplicados. En dicha información, el Registro de la Propiedad puede jugar un valioso papel sobre el que se aportan algunas ideas. A partir de estas precisiones, se sugieren algunas reformas legislativas que serían aconsejables.

The trend toward the expansion of co-housing makes it necessary to specify the rights that the acquirer of such accommodation must have, first as a consumer and then as a co-owner. In order to set the content of these rights, some critical consideration will be required regarding the tendency to hold the consumer irresponsible for the benefit of the service provider company, differentiating appropriately the roles of owner and consumer, making it clear when the consumer ceases to be. On the other hand, it is necessary to distinguish the different possible regimes through which cohousing can be established (Iease, special housing communities of neighbours and related figures), to specify the service provider subject (cooperatives or promotional companies), and to focus, above all, on the perfect and symmetrical information of the contracting parties. In such information, the Property Registry can play a valuable role on which some ideas are put forth. Based on these precisions, some desirable legislative reforms are suggested
