    Se ha realizado un exhaustivo estudio histórico, constructivo, social y cultural del Teatro para documentar sus muchos valores patrimoniales. Al tratarse de un teatro “modernista”, el análisis formal y arquitectónico (diseño, organización espacial, simbolismo, iconografía…), y el estudio de materiales y sistemas constructivos (fábricas de mampostería y ladrillo caravista, cubiertas de zinc, estructuras de hierro, uso de la madera, el vidrio...), es fundamental para “entender” las características patrimoniales del edi!cio. El análisis de las intervenciones realizadas y su in$uencia en el estado actual ayuda a entender cómo ha evolucionado en los últimos años el edi!cio y qué soluciones y tratamientos han sido efectivos y cuáles no pues, la !nalidad del TFG ha sido el análisis del estado de conservación y las propuestas de intervención. Se han documentado las numerosas patologías presentes en el edi!cio y se han de!nido criterios de intervención (limpieza de paramentos, reintegraciones volumétricas, tratamientos antihumedad, consolidaciones...). Todos los análisis se han complementado en 14 planos y detalles constructivos y 13 !chas de deterioros para hacer más comprensible el estudio realizado.

    An exhaustive historical, constructive, social and cultural study of the Theater has been carried out to document its many heritage values. As it is a “modernist” theater, the formal and architectural analysis (design, spatial organization, symbolism, iconography...), and the study of construction materials and systems (masonry and facing brick factories, zinc roofs, iron structures, use of wood, glass...), is essential to “understand” the heritage characteristics of the building. #e analysis of the interventions carried out and their in%uence on the current state helps to understand how the building has evolved in recent years and what solutions and treatments have been e'ective and which have not, therefore, the purpose of the TFG has been the analysis of the state of conservation and intervention proposals. #e numerous pathologies present in the building have been documented and intervention criteria have been de!ned (cleaning of walls, volumetric reintegrations, anti-humidity treatments, consolidations...). All the analyzes have been complemented in 14 plans and construction details and 13 deterioration records to make the study more understandabl
