    El barri del Cabanyal ha estat objecte d’un projecte urbanístic que pretenia enderrocar part de la seua trama urbana per prolongar una gran avinguda fins la platja. Després d’anys de degradació induïda i la suspensió del projecte en 2015, el barri està experimentant una revalorització creixent. En aquest article pretenem descobrir com s’ha desenvolupat el procés de gentrificació del Cabanyal en els últims 20 anys així com demostrar com a conseqüència la vulnerabilitat habitacional de part del veïnat. Per aconseguir-ho, hem realitzat una aproximació triangular a l’objecte, mitjançant l’ús de dades estadístiques i la producció d’informació qualitativa des de tres posicions socials diferents: l’agent gentrificador, la vulnerabilitat habitacional i l’experiència i resistència veïnal. El procés de gentrificació que travessa el barri és atomitzat, no donant-se una successió poblacional clara entre classes mitjanes i treballadores. L’aprovació imminent d’un nou pla urbanístic aprofundirà en la gentrificació del barri, reforçant la frontera urbana entre el centre històric i la façana marítima.

    The Cabanyal neighbourhood has been the subject of an urban development project that aimed to demolish part of its urban fabric in order to extend a wide avenue to the beach. After years of induced degradation and the suspension of the project in 2015, the neighbourhood is experiencing a growing revaluation. In this paper we aim to discover how the process of gentrification of the Cabanyal has developed over the last 20 years and to demonstrate the resulting housing vulnerability of part of the neighbourhood. To achieve this, we have carried out a triangular approach to the object, using statistical data and the production of qualitative information from three different social positions: the gentrifying agent, the housing vulnerability and the experience and resistance of the neighbourhood. The gentrification process in the neighbourhood is atomised, with no clear population succession between the middle and working classes. The imminent approval of a new urban development plan will deepen the gentrification of the neighbourhood, reinforcing the urban border between the historic centre and the seafront
