Resumen de Indicadores de sustentabilidad en la vivienda social de Tabasco, México

  La vivienda actual debe cumplir condiciones de habitabilidad indicadas y normadas institucional- mente. En México se han desarrollado diversos instrumentos sobre índices de sustentabilidad aplicados a las viviendas de interés social, entre ellos Hipoteca Verde de Infonavit y NAMA de vivienda. El presente trabajo tiene como objetivo identificar y evaluar las variables e índices de sustentabilidad en tres emplazamientos de interés social en Comalcalco, Tabasco. Se inicia desde las generalidades conceptuales y normativas de la vivienda social, con base en las categorías establecidas en la NAMA, hasta el análisis de los indicadores en cada una. El método utilizado corresponde a una investigación deductiva con enfoque cualitativo y alcance descriptivo. Se realizaron visitas de campo y revisión documental para la construcción de gráficas y cartografías temáticas que faciliten el análisis visual y la comprensión dimensional de la problemática. Los resultados muestran la poca incidencia y atención de los indicadores; de manera global se observa que los aspectos que más se cumplen son en la calidad del entorno urbano y los que menos se cumplen son los de calidad ambiental, pero cabe destacar que ninguna variable fue consistente para poder ser considerada como indicador de sustentabilidad. Los resultados permiten evaluar y verificar los campos de oportunidad para posibles acciones, normas y programas en los desarrollos de vivienda, a fin de abonar a los diagnósticos que llevan a cabo otros organismos como Sedatu y el Departamento de Obras Públicas del municipio para mejorar la habitabilidad de la vivienda.

  The current home must meet the indicated and institutionally regulated habitability conditions. Many instruments have been developed in México on applied sustainability indices for social housing, including Hipoteca Verde of Infonavit and housing NAMA. The objective of this research is to identify and evaluate the variables and sustainability indices in three social interest neighborhoods in Comalcalco. Tabasco. It begins from general theoretical concepts and normative of social housing, based on the categories established in the NAMA until indicators are analyzed in each one. The method used corresponds to a deductive research with a qualitative approach and descriptive scope. Field visits and documentary review were carried out for the construction of raphics and thematic cartographies to facilitate visual analysis and dimensional understanding of the problem. Results show a low incidence and attention of the indicators, in a general way it is observed that the aspects most fulfilled are quality of urban environment and the aspects least ful filled are environmental quality, but it should be noted that no variable was consistent to be considered as an indicator of sustainability. Results allow evaluating and verifying the opportu- nity elds for possible actions, regulations, and programs in housing developments in order to add to the diagnoses carried out by other organizations such as Sedatu and the municipality’s Public Works Department to improve the habitability of the home.
