New residential needs are born from the sum of technology, mobility and population concentration in urban environments. One of them is the so-called "coliving". Young professionals coexist in the same place where they reside and work. These are collaborative spaces where they share common areas of work and leisure, but also, individual and private rooms in which they live. In addition to this, residents receive different services. This new way of living casts legal doubts in its regulation. The main uses, residing or working, temporality or the different services, mean that the existing regulations do not manage to conform to the new reality, which moves between different uses such as residential or hotel. The "coliving" phenomenon is a reality, and its growth requires defining the applicable regulation, essentially for legal certainty reasons to those interested in this new housing form. This article raises a number of issues, including defining the concept "coliving", and then trying to subsume it in different regulatory types, both civil and administrative.
