  Durante el siglo XVIII, la dinastía borbónica materializará en los sitios reales la transformación del aparato cortesano, mediante la creación de ciudades exnovo, inmediatas a sus residencias. Aranjuez, La Granja de San Ildefonso, San Lorenzo de El Escorial y El Pardo serán objeto de operaciones urbanísticas de gran envergadura, potenciadas durante el reinado de Carlos III, en los que aplicará un metódico programa con el fin de ordenar y dignificar las estancias reales. Sin embargo, en San Lorenzo, el monarca se tropieza con un escollo que, comparado con los demás casos, se presenta aparentemente insalvable: la existencia de una comunidad jerónima que se decía custodia de la voluntad del rey fundador Felipe II, y en este sentido contraria a urbanizar el entorno del Monasterio. La perseverancia del rey, firme en su idea, verá el éxito en la Cédula Real de 1767 para la construcción de casas en el Sitio.
