Our intention is to explain the processes carried out on the foundation of a building, once the structure is already been constructed.
The building foundation consists of piles and pile caps. Due to a structural review which led to modifications to the initial design of the building, the forces transmitted to the foundation changed. This has led to some piles not complying with the safety factor stipulated in the project.
Specifically, two pile caps were problematic, one with 3 piles and another of 4, supporting structural columns and a walkaway respectively. The project design engineer proposed reinforcing the pile caps, by means of the addition of two piles and connecting by an extension of the existing pile cap.
This solution was checked as a partial improvement, because in spite of the introduction of more piles to the pile cap, already loaded with the weight of the building, the old piles will still had an inadequate safety factor after the reinforcement process.
Final solution is based on the redistribution of the current vertical load over the existing piles to unload those with the smallest Factor of Security. To achieve this, a temporary system consisting of a jack over a steel beam supported at the top of the new additional piles, and located below the pile cap extension. When the pile cap has enough bending capacity, the jack will start to push it up to redistribution the vertical load. It is very important that the pile is not connected to the pile cap (leaving a void around the vertical rebar) to allow the jacking operation. Once completed, the void will be grout, creating a connection between the pile cap and the new piles. Additional loads will be distributed over all the piles, allowing them to have the correct Factor of Security.
