Resumen de For a cartographic representation of residential tourism: the case of Calabria

  • The high Tyrrhenian coast of Calabria, in southern Italy, is characterized by a significant diffusion of tourism in private homes, a social phenomenon that is characterized on the one hand by the high incidence of unoccupied properties, on the other by the significant impact on the real estate values, both at purchase and sale prices and rental rates.

    In the aforementioned areas, and in some in particular, property prices significantly exceed those of the most inhabited areas of the region and of the provincial capitals themselves, a phenomenon apparently in contrast with data on occupied properties which, conversely, show a low population density.

    This circumstance imposes a social and economic reflection, aimed at investigating the phenomenon of residential tourism from a real estate appraisal perspective, through the analysis and comparison of housing census data with those related to real estate values.

    In particular, through appropriate cartographic representations of the residential and appraisal phenomena produced in GIS environment (Geographic Information System), the work intends to cross social and economic data in order to demonstrate how the real estate valuation can be used as a tool for analysis and understanding of residential tourism dynamics.
