    La investigación tiene por objetivo describir la forma en que se articulan los discursos sobre patrimonio en los actores involucrados en la renovación del barrio Matta Sur, discutiendo las consonancias y disidencias entre posturas establecidas. Esto cobra relevancia en tanto la renovación de zonas céntricas acarrea problemáticas asociadas a una expansión inmobiliaria desregulada, de modo que la remodelación de sectores tiende a fracturar la identidad barrial de los territorios. El barrio Matta Sur es un caso de protección exitosa, pero ha perdido parte de su territorio patrimonial en el proceso. El artículo da cuenta de tres posiciones discursivas en torno a la idea de proyecto urbano, siendo el patrimonio un espacio de disputa que debe ser abordado y convenido en la unificación de un proyecto. El análisis, basado en entrevistas a distintos actores relevantes del barrio y residentes de un edificio de obra nueva, busca contrastar las distintas posiciones, amenazas y proyecciones que se perciben desde las entidades en cuanto a temas patrimoniales, de hábitat residencial y proyectos urbanos.

    The objective of the research is to describe the way in which discourses on heritage are articulated in the actors involved in the renovation of the Matta Sur neighborhood, discussing the consonances and dissidences between established positions. This becomes relevant as the renewal of downtown areas leads to problems associated with a deregulated real estate expansion, hence the sectors remodeled tends to fracture the neighborhood’s identity of the territories. The Matta Sur neighborhood is a case of successful protection, but it has lost part of its patrimonial territory in the process. The article gives an account of three discursive positions around the idea of urban project, being the heritage a space of dispute that must be approached and agreed upon in the unification of a project. The analysis, based on interviews with different relevant actors of the neighborhood and residents of a new building, seeks to contrast the different positions, threats and projections that are perceived from the entities in terms of patrimonial issues, residential habitat and urban projects.
