Auge y crisis inmobiliaria en Canarias: desposesión de vivienda y resurgimiento inmobiliario

    La región canaria es un caso particular del modelo de acumulación basado en la Financiarización del medio construido, responsable de importantes transformaciones socioterritoriales y de la pérdida de la vivienda por parte de numerosas familias. Se analiza, a escala insular e intrainsular, la vinculación del desarrollo inmobiliario de la década de 1997-2007 con los procesos de desposesión de vivienda a partir de la crisis y la reciente reactivación de la estrategia inmobiliaria en los espacios más afectados por las ejecuciones hipotecarias. Los datos relativos a la producción y precios de las viviendas se obtienen del Ministerio de Fomento y de los Institutos de Estadística nacional y regional y los correspondientes a las ejecuciones hipotecarias del Consejo General del Poder Judicial. Los resultados señalan la existencia de modelos diferenciados en la producción de viviendas y en el volumen de ejecuciones, a escala insular. La crisis ha agravado la desigualdad territorial y la vulnerabilidad social preexistentes al incidir no sólo en los territorios turísticos y en las principales ciudades, sino también en los espacios de residencia de las clases trabajadoras como desvela el análisis intrainsular.

    The Canary Islands is a special case of the accumulation model based on the financing of the built environment, which is responsible for considerable socio-spatial changes and numerous families losing their homes. The link between the real estate development, which started in the mid-1990s and the dispossession processes that have occurred since the crisis of 2007 is analysed on an island and intra-island scale; along with the recent real estate investment in the areas that have been the most affected by foreclosures. The data related to the production and prices of housing were obtained from the Ministry of Public Works and the National and Regional Statistical Institutes and those concerning the foreclosures from the General Council of the Judiciary. The results show that there are different models in the production of housing and in the volume of foreclosures, on an island scale. The crisis has exacerbated the pre-existing level of spatial inequality and social vulnerability by affecting not only the tourist resorts and the main cities, but also the working class residential areas as revealed by the intra-island analysis.
