Aproximación a la influencia de las certificaciones energéticas en los valores inmobiliarios

    El objetivo de este trabajo ha sido determinar si los precios del mercado inmobiliario están influidos por las calificaciones energéticas de los bienes inmuebles, así como analizar la importancia que la población confiere a estas certificaciones.

    La investigación se ha estructurado en dos partes. Un primer bloque de carácter teórico, en que se analizan los estudios previos en la materia, a fin de determinar el estado de la cuestión.

    Para entender las certificaciones energéticas, se realiza un análisis de sus trayectorias en algunos países europeos y un estudio de diversos “mecanismos verdes” que surgen simultáneamente a éstas. En el segundo bloque, de carácter empírico, se persigue conocer el estado de implantación de las certificaciones energéticas en España y su efectividad. Para ello se realizan entrevistas a certificadores energéticos, a fin de obtener información de los técnicos y, además, encuestas orientadas a la población en Barcelona.

    El estudio ha abordado un tema sobre el que aún existe un cierto desconocimiento en España, afrontado de manera original al utilizar, simultáneamente, encuestas y entrevistas con enfoques diferentes, orientadas a expertos en la materia y a la ciudadanía, respectivamente.

    Como resultado se concluye que prácticamente la totalidad del parque de viviendas existentes en España no cuenta con certificación energética, siendo ésta un instrumento de implantación muy reciente en nuestro país y, que las escasas viviendas que la poseen, la han solicitado por obligatoriedad. Finalmente, se deduce que en España esta certificación requiere de tiempo para ser asumida por la población, de manera que comprenda realmente lo que supone la calificación energética para su vivienda y poder evaluar así, dado el caso, si ésta tiene incidencia en el valor inmobiliario del bien inmueble.

    The objective of this work was to determine if real estate market prices are influenced by the energy ratings of the real estate goods, as well as to analyse the importance that population gives to these certifications.

    The investigation is structured in two parts. In the first section of theoretical character, the previous studies in the matter are analysed, in order to determine the literature review. To understand the energy certifications, through a brief review of their trajectories in some European countries and an analysis of various “green mechanisms” that arise simultaneously to these have been conducted. In the second section, of empirical character, it is sought to know the state of implementation of the energy certifications in Spain and its effectiveness. For this reason, interviews with energy certifiers are carried out, in order to obtain information from technicians and, also surveys of the population in Barcelona.

    The study has addressed an topic on which there is a still certain lack of knowledge in Spain, faced in an original way using, simultaneously, surveys and interviews with different approaches, aimed to experts in the field and to the citizenship, respectively.

    As a result, it is concluded that practically all the existing housing stock in Spain does not yet have energy certification, this being a very recent implementation instrument in our country and, that the few houses that own it, have requested it by compulsory. Finally, this certification in Spain takes time to be assumed by the population, so that it really understands what the energy qualification for your home implies and to be able to assess, if it is the case, whether it has an impact on the real estate value of the real estate goods.
