    La certificación catastral descriptiva y gráfica es el documento oficial donde se describen las características catastrales básicas de un bien inmueble a una fecha determinada y sirve como medio para su acreditación. Es una de las dos piezas clave, junto con el Informe de Validación Gráfica de Representaciones Gráficas Georreferenciadas Alternativas, del nuevo marco de colaboración y coordinación de la información catastral y registral introducido por la Ley 13/2015, de Reforma de la Ley Hipotecaria y del Texto refundido de la Ley de Catastro Inmobiliario.

    La coordinación, expresada como juicio del registrador acerca de una finca registral, se realiza sobre el contenido presente en una certificación catastral descriptiva y gráfica.

    Para adaptarse a las exigencias derivadas del nuevo escenario de coordinación entre Catastro y Registro, recientemente se ha modificado el diseño del certificado, incidiendo, más allá de su reorganización estética facilitadora del acceso directo a la información relevante, en la georreferenciación de la información gráfica, en la visualización de información de coordinación, así como en facilitar su tratamiento automatizado.

    Solo durante el año 2016 se generaron más de siete millones de certificaciones, lo que evidencia la incidencia de los cambios acometidos y la necesidad de recapitular su contenido y alcance.

    The descriptive and graphical cadastral certification is the official document describing the basic cadastral characteristics of a real estate property on a certain date and serves as a means for its accreditation. It is one of the two key pieces, together with the Graphical Validation Report of Alternatives Georeferenced Graphical Representations, of the new framework for collaboration and coordination between the Cadastre and the Property Rights Registry introduced by the Law 13/2015, reform of the Mortgage Law and the Consolidated Text of the Real Estate Cadastre Law. The coordination, expressed as a judgment of the registrar on a register property, is carried out on the content present in a descriptive and graphic cadastral certification.

    In order to adapt to the requirements derived from the new coordination scenario between Cadastre and Property Rights Registry, the certificate has recently been redesigned, emphasizing, beyond its aesthetic reorganization, facilitating direct access to relevant information, georeferencing of graphic information, visualization of coordination information, as well as facilitating its automated processing. Only during the year 2016 were generated more than seven million certifications, which shows the incidence of the changes undertaken and the need to recapitulate their content and scope.
