A tradicional abordagem do fluxo de caixa descontado (FCD) não é apropriada para capturar o valor de eventual flexibilidade de um empreendimento, tendendo a subavaliá-lo. A abordagem pela teoria das opções reais (TOR) supre essa deficiência. Este artigo avalia um empreendimento imobiliário com permuta com flexibilidade de adiamento e constata que o valor obtido através da abordagem da TOR foi 22,6% superior ao obtido pela tradicional abordagem do FCD. Portanto, recomenda-se que a teoria das opções reais seja incorporada às análises de projetos e empresas do setor imobiliário.DOI:10.5585/gep.v3i2.107
The traditional discounted cash flow (DCF) approach is not capable of capturing the occasional value of the flexibility of a project, tending to undervalue it. The real option analysis (ROA) is a tool which fulfills this deficiency. This paper values a real estate project with a swap agreement with the option to delay its launching, and concludes that the value of the project calculated through ROA is 22,6% higher than the one obtained through the traditional DCF approach. Therefore, it is recommended that ROA be incorporated to the analysis of projects and companies in the real estate sector.
