Una de las principales manifestaciones de cambio que se viven hoy en las grandes ciudades de América Latina, y del tercer mundo en general, tienen que ver con la con las modificaciones recientes que se manifiestan en los usos del suelo de sus periferias. El trabajo busca otorgar antecedentes empíricos y lecturas teóricas al modo en que se están gestando las emergentes configuraciones territoriales en la periferia metropolitana de Santiago de Chile, teniendo como base de análisis de los dos principales ejes del espacio residencial construido: viviendas sociales y condominios cerrados. En este sentido, interesa adentrarse en las diferentes dimensiones y procesos que dan lugar a la construcción de una nueva geografía socio-residencial metropolitana. Se hace énfasis en las formas espaciales resultantes y en el papel desigual que desempeñan en ellas los agentes involucrados, desde los promotores privados, pasando por el Estado hasta los propios habitantes.
One of the main expressions of the urban changes unfolding in large Latin American cities, and in urban areas of the third world in general, are land use changes in peripheral locations. The aim of this article is to present empirical evidence of these changes and provide theoretical elements to understand the emergence of a new spatial configuration in the periphery of the Metropolitan Area of Santiago, Chile. We base our analysis on the two main elements accounting for the urbanization of the periphery: social housing and condominiums. In this context, our interest is focused on analyzing the different dimensions and processes allowing the construction of a new metropolitan socio-residential geography. We emphasize the resulting spatial forms and the uneven role played by the agents involved; including real estate investors, the State, and the inhabitants.
