    Los inmuebles patrimoniales cada día adquieren relevancia por la historia y cultura que atesoran. Actualmente, gran parte del patrimonio edificado presenta serios problemas de deterioro, fundamentalmente en la vivienda. El objetivo de esta investigación es identificar las principales deficiencias que existen en la regulación legal para la conservación de las viviendas patrimoniales en la legislación administrativa cubana. El estudio se basa en el método de análisis y síntesis, y en técnicas cualitativas (entrevistas, encuestas y observación científica). Se revelan como resultados las principales deficiencias que existen en la regulación legal cubana para la conservación de la vivienda patrimonial y así facilitar la actuación de los operadores jurídicos. Como conclusiones se sostiene que la regulación legal para la conservación de viviendas patrimoniales en Cuba con el transcurso de los años ha adquirido madurez y radio de acción. La legislación penal cubana, en su Título V, recoge la protección de las viviendas patrimoniales.

    Heritage properties gain relevance every day due to the history and culture they treasure. Currently, a large part of the built heritage presents serious problems of deterioration, mainly in housing. The objective of this research is to identify the main deficiencies that exist in the legal regulation for the conservation of heritage homes in Cuban administrative legislation. The study is based on the analysis and synthesis method and qualitative technical (interviews, surveys and scientific observation). Revealing as results the main deficiencies that exist in the Cuban legal regulation for the conservation of heritage housing and thus facilitate the actions of legal operators. As conclusions it is maintained that the legal regulation for the conservation of heritage homes in Cuba over the years has acquired maturity and scope action of action. Cuban Criminal Legislation in its title V includes the protection of heritage homes.
