  La gestión de las organizaciones requiere la integración de varios elementos que aporten a la conformación de una correcta estructura organizacional, para esto la elaboración del manual de funciones toma importancia en aporte a la consecución de objetivos, más aún en la actividad inmobiliaria, por ende, se plantea como objetivo, establecer como el diagnóstico de los procesos en empresas inmobiliarias inciden a la elaboración del manual de funciones como aporte a su productividad. La investigación presenta un enfoque cualitativo de alcance descriptivo, en la cual se realizó la entrevista como técnica de recolección de información para luego establecer factores duros y blandos que ejecutan en estas organizaciones, con el objeto de identificar conocimiento basto para la elaboración del manual de funciones tomando en cuenta los componentes saber, saber hacer, saber estar, querer hacer y poder hacer.Palabras clave:Manual de funciones, procesos, empresas inmobiliarias.
