Resumen de Effects of the supply reduction in the peer-to-peer market for tourist accommodation on the housing market

El objeto de este trabajo es analizar la relación entre la oferta peer-to-peer de alojamientos y el mercado inmobiliario. Utilizando datos de Barcelona entre 2018 y 2021, tomamos la variación en la densidad de Airbnb en los barrios inducida por la pandemia de COVID-19 como un experimento natural y observamos su efecto en los alquileres y precios de la vivienda. Según estas estimaciones, utilizando el método de mínimos cuadrados generalizados factible (FGLS) dentro de un marco de diferencias en diferencias (DiD), la reacción de los precios a un choque exógeno de COVID-19 que reduce la densidad de Airbnb en un 1% es de un 7% para las rentas y del 39% para los precios de compra, de forma significativa y en línea con las predicciones del modelo y con los resultados de investigaciones existentes.

The aim of this paper is to analyse the relationship between the supply of peer-to-peer accommodation and the housing market. Using data from Barcelona between 2018 and 2021 we take the variation in Airbnb density in neighbourhoods induced by the COVID-19 pandemic as a natural experiment and observe its effect on rents and housing prices. According to these estimates, using a feasible generalized least squares (FGLS) under a Differences-in-Differences (DiD) framework, the reaction of prices to an exogenous COVID-19 shock that reduces Airbnb density in 1% is of 7% for rents and of 39% for purchase prices, which is significant and in line with model predictions and current research.
