En el presente artículo se realiza un estudio crítico de la reforma de la Ley de Arrendamientos Urbanos por la Ley 4/2013, de 4 de junio, analizando los problemas prácticos que suscita la duración del contrato de arrendamiento de vivienda y su prórroga, en función de las distintas eventualidades que pueden acontecer. En especial, se pone en tela de juicio que el legislador haya subordinado la protección del arrendatario a la inscripción del contrato en el Registro, ya que supone una carga excesiva que no siempre reporta los beneficios deseados.
This article carries out a critical study of the reform of the Urban Leases Act by Law 4/2013, of 4 June, analyzing the practical problems that raises the duration of the housing lease agreement and its extension, depending on the various eventualities that may occur. In particular, it calls into question the fact that the legislator has subordinated the protection of the lessee to the registration of the lease agreement in the Registry, since it implies an excessive burden that not always reports the desired benefits.
