  El derecho de retracto arrendaticio en una finca urbana (que es el que se va a estudiar en estas líneas), tiene una serie de características y cuestiones todavía no pacíficas en la doctrina, debido en parte a las modificaciones legislativas a las que se ha visto sometido, que merecen ser analizadas a la luz de la jurisprudencia más reciente que ha ido perfilando aquellas. Por eso, se pretende en este artículo poner de relieve los cambios, aclaraciones y confirmaciones que el TS y la DGRN han ido estableciendo a la hora de ejercitar este derecho real de adquisición preferente que recae sobre finca urbana arrendada.

  The right of lease retraction, in an urban estate (which is the one that is going to be studied in these lines), has a series of characteristics and issues still not pacifying in the doctrine, due in part to the legislative modifications to which it has been seen submitted, that deserve to be analyzed in light of the most recent jurisprudence that has been shaping those. For this reason, it is intended in this article to highlight the changes, clarifications and confirmations that the TS and the DGRN have been qualifying on this real right of preferential acquisition that falls on leased urban land.
