Además de otros cambios, el RDL 7/2019 reforma la legislación sobre arrendamiento de vivienda a favor del arrendatario para ampliar el plazo de duración del contrato, limitar la actualización de la renta de acuerdo al IPC y las garantías adicionales a dos mensualidades de renta. También se imputan los gastos inmobiliarios al arrendador cuando es persona jurídica y se protege al arrendatario durante la prórroga mínima del contrato en caso de venta de la vivienda y ante la resolución del derecho del arrendador. Sin embargo, se siguen sin limitar las rentas iniciales, aunque se establece un mandato para crear un sistema de índices referenciados de renta para dar transparencia al mercado

In addition to other changes, Royal Law-Decree (RDL) 7/2019 amends the legislation on rental housing in favour of the tenant to extend the term of the contract, limit the update of rent according to the CPI and additional guarantees to two monthly rent. Real estate costs are also charged to the landlord when it is a legal entity and the tenant is protected during the minimum extension of the contract in the event of the sale of the dwelling and the termination of the contract by the landlord. However, initial rents remain unrestricted, although a mandate is established to create a system of referenced indexed rents to give transparency to the market
