  El fuerte impulso de la producción inmobiliaria entre mediados de los 90 hasta el año 2007 y su posterior abrupta crisis, ya abundantemente descritos, no pueden sin embargo llegar a entenderse sin tener en cuenta y analizar la existencia de unos procesos territoriales y sociodemográficos subyacentes sobre los que se fundamentaría la espiral constructora. Este artículo tiene como objeto analizar la relación entre movilidad residencial y creación de nueva vivienda en áreas metropolitanas, partiendo de la hipótesis de que es aquélla el principal factor que impulsa la construcción en estos ámbitos. Para ello se ha realizado un análisis de la relación estadística entre la producción inmobiliaria y los flujos de movilidad residencial a nivel municipal en las áreas metropolitanas de Madrid y Sevilla. Los resultados muestran un escenario en el que cada municipio ha pujado por captar los flujos de movilidad residencial, con el consecuente sobredimensionamiento del parque residencial de estos espacios urbanos

  The strong drive of building construction between mid-nineties until 2007 and its further rapid and Sharp crises in Spain, although has been described in detail, could not be understood, however, without considering and analyzing the underlying territorial and social processes over they are based on. The objective of this paper is to analyze the relationship between residential mobility and housing construction in metropolitan areas, coming from the hypothesis that the first one is the main factor to explain the drive for housing construction in these areas. To test such hypothesis, it has been carried out, at a municipal level, a statistical analysis of the relationships between residential mobility flows and housing construction in the metropolitan areas of Madrid and Seville. Results shows a setting in which each municipality bids up to attract increasing proportions of the residential mobility flows, with the subsequent oversized dwelling stock in these urban spaces
